The real estate market in Cyprus is changing significantly

The real estate market in Cyprus is increasingly dividing into two distinct segments. While just a few years ago, apartment and house prices grew at similar rates, today the type of property, its location, and its investment potential are becoming increasingly important.

New apartments remain the most dynamic part of the market, especially in popular coastal cities. At the same time, single-family homes in attractive locations are becoming an increasingly limited and often more expensive product.

Apartments dominate new developments

A significant portion of new development projects in Cyprus are currently apartments. For developers, this model allows for better utilization of available land and offers a larger number of properties in a single development.

Apartments are also attractive to investors interested in rental properties, particularly in tourist and coastal towns. This segment remains one of the most dynamic parts of the Cypriot real estate market.

This is most visible in Limassol, Paphos and Larnaca, where interest in modern apartments remains high.

There are fewer and fewer houses

The situation is different for single-family homes. They aren't disappearing from the market, but in prime locations they are increasingly becoming premium properties.

Land availability is crucial. In the most attractive parts of Paphos, Limassol, and Larnaca, the number of plots suitable for development is limited. As a result, location and land access represent an increasingly significant portion of a property's value.

A house in a good location can therefore increase in value not only due to the standard of the building, but also because similar properties simply cannot be built easily anymore.

Developers are changing how they use land

Rising land prices and limited availability of attractive plots also influence developers' strategies.

Instead of building one large residence on valuable land, an investment consisting of a larger number of apartments or smaller premium properties is increasingly being chosen.

Especially in expensive locations, this means increasingly intensive use of available space.

Location becomes even more important

The real estate market in Cyprus is no longer growing equally across all segments.

The answer to the question is becoming increasingly important, what exactly are we buying and where is the property located.

A modern apartment in a location with high rental demand is a completely different investment product than a house located on an attractive plot of land, of which there are increasingly fewer similar properties in a given area.

This means that simply comparing average property prices across the island may not be enough to assess the potential of a specific purchase.

The market is divided into two main segments

The first segment consists mainly of investment apartments, the value of which is related to the demand for purchase and rental.

The second category encompasses properties with limited supply—particularly houses and plots in attractive locations. In these cases, not only the building itself but, above all, the availability of land is becoming increasingly important.

These are two different investment strategies and two different factors influencing the future value of real estate.

Buyers need to be more selective

A changing market means that the question “is it worth buying property in Cyprus?” is becoming too general.

It is much more important to define type of property, location, purpose of purchase and potential of a given market segment.

An apartment purchased with the intention of renting it out requires a different analysis than a house intended for living or a premium property purchased as a long-term investment.

This is why when choosing a property, it is increasingly important to consciously compare individual market segments, and not just the current price per square meter.
