
Property prices in Cyprus. Limassol, Paphos, or Larnaca?
Cyprus property prices depend more and more on location. The difference between a similar apartment in Limassol, Paphos and Larnaca can be as much as 30–60%, therefore, when choosing a flat or house, just comparing the standard and square footage is not enough.
Limassol remains the most expensive market. Paphos continues to offer a lower entry barrier and attracts foreign buyers, while Larnaca remains the most affordable of the major coastal cities.
Property prices in Cyprus depend primarily on the region
Cyprus isn't a single, uniform real estate market. An apartment of similar size and standard can cost quite differently depending on the city, district, and distance from the sea.
The greatest differences are visible between Limassol and Paphos and Larnaca. These differences are primarily due to land availability, new investment development, infrastructure, and demand from foreign buyers.
Therefore, determining the average property price for Cyprus as a whole can be misleading. Comparing specific regions is much more revealing.
Limassol remains by far the most expensive
Limassol continues to set the highest price levels in the Cypriot market.
In popular neighborhoods such as Germasogeia, Agios Tychonas or Neapolis Prices for new two-bedroom apartments usually start from around 350–400 thousand euros.
In the premium segment the amounts regularly exceed 600,000 euros, especially in the case of new projects located close to the sea and investments offering extensive common areas.
You can still find lower prices, among others, in: Mesa Geitonia or Kato PolemidiaOn the secondary real estate market, prices start from approximately 200–250 thousand euros, although the number of offers in this range is becoming increasingly limited.
Paphos offers a lower entry barrier
Paphos remains significantly cheaper than Limassol, while being one of the regions most frequently chosen by foreign customers.
In areas such as Kato Paphos, Universal or Chloraka Prices for new apartments usually start from around 180–270 thousand euros.
On the secondary market you can still find older apartments within the limits 130–160 thousand eurosIn such a case, however, the technical condition of the property and the possible cost of renovation must be taken into account.
A much larger budget is needed for a house.
IN Tali, Embie or Peyii house prices range from approximately 300,000 euros to even 800,000 euros, especially if the property offers an attractive sea view.
Larnaca remains the most accessible by the sea
Among the largest coastal cities Larnaca still offers the lowest entry barrier.
In the most famous locations such as Mackenzie or Finikoudes, prices of new apartments are usually around 200–350 thousand euros.
Prices outside the city center may start even lower.
IN Oroklini and Livadia new apartments can be found from approx. 120–150 thousand eurosThis is a big difference from Limassol, especially for someone on a budget.
Larnaca therefore attracts buyers who want to buy a property close to the sea but do not intend to enter the price levels typical of Limassol.
A cheaper location doesn't always mean a better deal
A lower price can be a big advantage, but it should not be the only argument for purchasing.
New projects are also being built in less obvious locations around Larnaca and in the east of the island, including: Xylofagou or MazotosThis is where some buyers look for cheaper investment properties.
In the case of such offers, checking the property documents becomes particularly important.
If the project does not have a full Title Deed, this may be important when selling it later and affect the attractiveness of the property on the secondary market.
Therefore, a low price should be the beginning of the analysis, not the end.
Limassol could be up to 60% more expensive
For properties of a similar standard, the difference between Limassol and Paphos or Larnaca can be around 30–60%.
With a budget of €250,000, this could mean completely different possibilities.
In Limassol, buyers may be forced to look for an older property or a location further from the coast. In Paphos, a similar amount might allow for a newer apartment, and in the Larnaca area, the choice may be even wider.
This is why before buying, it is worth first determining the purpose of the investment and only then choosing the city.
Location may be more important than the standard of the apartment
When comparing real estate prices in Cyprus It's easy to focus on square footage, number of bedrooms or equipment.
Meanwhile, the biggest difference in value may be the location itself.
Proximity to the sea, access to infrastructure, the character of the district and the interest of foreign buyers have a huge impact on the price level.
An apartment of a very similar standard may therefore be in a completely different price segment just because it is located several dozen kilometers away.
Where to look for property in Cyprus?
There is no single answer.
Limassol will be a natural destination for those looking for a premium market and the island's largest business center.
Paphos may be interesting for buyers expecting a lower entry threshold, a large share of foreign customers and a strong tourism market.
Larnaca However, it remains attractive for people who want to buy a property by the sea on a more affordable budget.
Ultimately, much more important than the question “how much does a property in Cyprus cost?” is the question: where, in what standard and for what purpose do we want to buy it?
The differences between individual regions are now so large that location can determine the price, rental potential and subsequent value of the property.
